DXB Airport’s Big Transformation: Dubai Plans Massive Real Estate Hub

Dubai International Airport (DXB) will eventually shut down as operations shift to Al Maktoum International (DWC), paving the way for a massive real estate redevelopment project, according to Dubai Airports CEO Paul Griffiths.

Dubai International Airport (DXB), one of the world’s busiest aviation hubs, is set to eventually close its doors as part of a transformative plan for the city’s future expansion. Dubai Airports CEO Paul Griffiths confirmed that once Al Maktoum International Airport (DWC) reaches full operational capacity, all services will transition there, leading to the closure of DXB.

Speaking at a major industry event, Griffiths explained that running two mega airports in close proximity would no longer be economically or operationally viable. “When we achieve sufficient capacity at DWC, it will make more sense to consolidate operations at one major hub,” he stated.

DXB, which opened in 1960, welcomed 92 million passengers in 2024 but could face challenges in the coming decades as its infrastructure ages. “Every single asset at DXB will be nearing the end of its useful life, and sustaining operations would require massive reinvestment,” Griffiths explained.

The future of DXB’s vast site will likely mirror transformations seen elsewhere, such as Hong Kong’s Kai Tak Airport, which was redeveloped into thriving commercial and residential districts after its closure. Griffiths hinted that real estate developers are already eager to reimagine the space once aviation operations cease.

Dubai’s new aviation crown jewel, DWC, is expected to cost around $35 billion and ultimately handle up to 260 million passengers annually. The airport’s ambitious masterplan includes 400 aircraft gates and five parallel runways, with the first phase targeted for completion around 2033.

Though the exact timeline for DXB’s closure remains uncertain, Griffiths emphasized it would happen gradually over a long period. “It’s a vision for the future,” he said, “but one that aligns with Dubai’s dynamic growth.”
